Below is the full route of the transaction with what happens at each step and what the investor receives as an outcome.

Stage 1

Deposit and lock-in

Booking the terms and starting verification.

$5,000 deposit in IDR or crypto.
The amount is 100% refundable.
Transaction terms are reserved and legal review begins.
Stage 2

PT PMA registration

The legal ownership shell is created.

The investor becomes the owner and director of the company.
Share capital and the corporate structure are configured.
The company gets the legal right to hold HGB.
Stage 3

Land sourcing and audit

Location selection and deep asset review.

Market analysis and location selection are performed.

Due diligence and ROI analysis are completed.
Stage 4

Transaction and BPN registration

Rights are formalized through the notary and BPN.

Signing takes place with the PPAT notary.
BPHTB 5% is paid.
Funds go directly to the seller, and personal attendance is not required if power of attorney is in place.

Asset on balance sheet

The legal ownership record is complete.

The HGB certificate is issued.
The land is registered to the PT PMA.

Stage 6

Management and marketing

The asset is managed as a product, not left idle.

Full holding period
The plot receives a clear marketing package.
Targeted promotion and discussions with investors and brokers begin.
Physical site viewings are arranged.
Stage 7

Protective strategy

If a quick resale does not happen, HGB protection is activated.

Year 2+
If there is no exit within 2 years, PBG and construction are initiated.
Indicative budget: ~$10,000 for 6 are.
This removes the abandoned-land risk and keeps the HGB active.
Stage 8

Cash exit

Final monetization of the asset.

Exit
The sale transaction is supported end to end.
Settlement and legal closing are structured.
Profit is locked in and withdrawn legally.

How execution risk is reduced

No plot is entered without zoning verification and due diligence.
Ownership is structured through PT PMA and HGB rather than private workaround schemes.
If the market does not give a fast exit, the asset is moved into protective mode through PBG and minimal construction.

What is required from the investor

Confirm the entry and place the initial deposit.
Approve the final plot and transaction structure.
After that, decisions are mostly selective while Platform Estate carries the operational execution.
